The Basics

Security deposits: In Missouri, landlords are allowed to charge a security deposit equal to two months' rent. The deposit must be returned to the tenant within 30 days after the tenant moves out, unless the landlord deducts any amount for damages.

Rent Increases: In Missouri, landlords are allowed to increase the rent at any time, as long as they give the tenant at least 30 days' notice.

Terminating a lease: In Missouri, tenants are required to give at least 30 days' notice before terminating a month-to-month lease. If the tenant has a fixed-term lease, they may be required to pay a penalty for breaking the lease early.

Repairs and maintenance: Landlords are responsible for maintaining the rental property in a safe and habitable condition. If the rental property is not being properly maintained, tenants can request repairs or file a complaint with the Missouri Department of Health and Senior Services.

Eviction: In Missouri, landlords can evict tenants for nonpayment of rent or for violating the terms of the lease. However, the landlord must follow the proper legal process for eviction, which includes giving the tenant a written notice and obtaining a court order.

Subletting: In Missouri, tenants are generally allowed to sublet their rental unit as long as they have the landlord's permission.

Privacy: Landlords are required to respect the privacy of their tenants and can only enter the rental unit for certain purposes, such as making repairs or showing the unit to prospective tenants.
